Take Control With Water Leak Prevention

clean-up-toilet-overflow-300x225Every year, water damage is responsible for thousands of homeowner insurance claims. Although some situations are out of your control, a lot of water damage can be prevented by taking action ahead of time.

Water leaks from home appliances can also lead to significant damage. Often, addressing the cause of the leak is just as involved and complicated as the cleanup process.

ENERGY STAR reports that a hot water leak that drips once per second can end up wasting up to 1,661 gallons of water by the end of the year, which can be up to $35 on your electricity or natural gas bill. Fortunately, there are steps you can take for water leak prevention.

Another water leak prevention step homeowners should take is checking for leaks in kitchen and bathroom pipes with a flashlight every two to three months. Swelling and discoloration on walls and floors near bathtubs and showers is a sign of a possible leak. It is also a good idea to inspect tile grout and caulking cracks so you can seal them before there is a mold issue.

Washing machine and dishwasher hoses should be inspected every season. Regardless of damage, they need to be replaced at least once every three years. If there are cracks or bulges, the hoses need to be replaced right away. High-pressure hoses are the strongest hoses and tend to last longer.
If you have a refrigerator with an automatic icemaker, inspect the pipe that draws the water out every so often. As well, pull the refrigerator from the wall and inspect it for kinks. Damaged refrigerator hoses should be replaced by a licensed plumber.

Flood Prevention Advice

You can also protect your home from water damage due to floods, hurricanes and other natural disasters. FEMA stresses the importance of inspection and maintenance to protect your property from flooding.

To prevent sewer lines from backing up, install standpipes or backflow valves. Raise your washer and dryer on concrete blocks. You can also elevate your oil tank, water heater and furnace. There are flood detection devices on the market that set off an alarm when sensing water. It can be helpful to install such a device in your basement as part of a flood prevention plan.
